1760 m2 - connection to municipal water and electricity - very quiet location
A place to come to rest
This piece of land in São Bernardino received the first part of the building permit for a residential building of 300 m2 (maximum permitted area on this piece of land) in March 2023. The second - detailed - part of the building project can be designed according to the wishes of the buyer and submitted by February 2026.
The land was once farmland. It is rather flat towards the south (this part is very suitable for building) and slopes down towards the north, where it borders an old forest with cork oaks to the west, and a wall that belongs to an old Franciscan monastery. A small stream runs along the foot of the land to the north.
São Bernardino is a very quiet coastal village in the district of Atouguia da Baleia, near Peniche. There are several beaches within a 10 minute walk and they have, amongst other things, a cafe/restaurant which is a nice place to visit and a bar overlooking the sea. There is a small supermarket within 10 minutes walk that has all the basic groceries you need. Lisbon is 55 minutes away by car. Occasionally there is a surfable wave in São Bernardino and steady conditions are available at world class surfing beaches in and around Peniche, only 10-20 minutes away by car.
The asking price is €139,000 (basis for negotiation).

Sea view
View from the property to the west, with sea view. The new building of the neighbor will be finished in the summer 2025. The structure seen is final and will not be extended (architectural plans can be accessed).
Perspective from the center of the land towards south.
Perspective from the top East corner towards North. The land borders the wall of its neighbors to the East.
Perspective from sidewalk of land towards South-West.
View from the sidewalk of the land which is about 60 cm higher than the neighbour’s land. It makes sense to build a building that has access to the roof terrace in order to enjoy the sea view.
Perspective from sidewalk (South side) of land 360 degrees.
A drawing of the architects - the previous planning was: A building of 300 m2, with a flat roof adapted to the slope of the ground, with 1.5 floors and roof terrace through which you can enjoy the entire sea view. Next to the building a driveway for your car that could lead to a garage in the northern part of the building.
Drawing showing the connection to the electricity and water network (colored arrows on the street side).
Reason for sale: The personal circumstances of the owner have changed. The property is an excellent investment in a quiet residence close to Portugal's Silver Coast.
